ANNUAL WATER USER FEE: $750 per year for 2026. Water fees are billed in advance for 0 up to 110,000 gallons and are paid annually. Shareholders may arrange for a payment plan, if needed. Four monthly payments of $187.50 will be accepted, with the final payment due by May 1st.
OVERUSE FEES: Water usage between 110,001 and 150,000 gallons is charged at $0.012 per gallon. Water usage between 150,001 and 200,000 gallons is charged at $0.02 per gallon. Water usage of 200,001 gallons or more is charged at $0.025 per gallon. These charges are included in the annual bill for the year prior.
ANNUAL NON-USER FEE (vacant property with a water share and no meter): $650 for 2026. This annual fee is charged to help maintain the infrastructure that will deliver water when you decide to connect to the system. Once a service is installed, the account transfers to a user account regardless of whether the property is developed for use or not.
WATER SHARE TRANSFER FEE: $2,000. This fee is to provide transfer paperwork to escrow regarding your account to change the ownership of the share to the new owner. This fee is provided to the escrow company and is typically paid by the buyer. Once escrow is closed, the new owner will receive paperwork after our next monthly board meeting.
NEW WATER SHARE: No new water shares are available.
NEW WATER CONNECTION: $5,000. Additional fees may apply depending on site conditions and surrounding infrastructure, including extension of any water mains or digging across a paved road.
SERVICE CHARGES: Homeowners are responsible for maintaining the area around their water meter and not covering it with landscaping or otherwise render it unavailable for meter reading and/or service. Fees will be assessed if our service company must locate, dig up your meter, clear brush, or is unable to read the meter due to parked vehicles, etc. requiring a return visit. Minimum charge is $110.
INTEREST CHARGES: An interest rate of 18% APR begins on March 1st for any unpaid water fees and is assessed monthly.
NON-PAYMENT PENALTY: If the bill is not paid in full (or other arrangements made in advance) by April 1st, a $75 penalty will be assessed. After May 1st, your water service may be shut off for non-payment. A lien may be placed against your property for severely overdue unpaid accounts; current filing costs and county fees apply.
DISCONNECT & RESTORE WATER SERVICE: $200 to disconnect water service and $200 to restore disconnected service. These fees and all outstanding balances must be paid in full before service will be restored.
NSF FEE: A $35 fee will be charged for returned checks.

- May 1: Water shut-off for non-payment
- May 1: Final payment due for pre-arranged payment plan
